Fire Safety BIM – Unique, Simple, and Accurate


Building information modeling (BIM) has taken the fire protection (FP) industry to a newer level of accuracy and efficiency. Historically, fire safety measures have always played important roles in the development of civilizations. By examining the designs of ancient buildings, one can realize the amount of scientific thought that had been spared for making them safe and secure. These measures were deemed necessary not only to protect the inhabitants from accidental fires but also any sabotage or conspiracies by enemy agents. With the passage of time, FP measures ceased to be an exclusive issue with the rich and powerful because governments across the world began to take active interest in ensuring them on a large scale for the general public. Such a conscious decision was taken with the aim of ensuring minimal loss of life and property. Consequently, a great deal of investment was made in researching fire safety measures. BIM has taken all these measures to a higher level of technological innovations.

The advent of BIM has enabled proper coordination among FP professionals and others involved in the construction industry (architects, structural engineers, civil engineers, HVAC installers, and plumbing specialists). This is a marked departure to earlier practices when Fire Safety engineers worked almost by themselves or with minimal coordination with others. These tools are extremely useful for the designer but cannot be used or understood by the other stakeholders as they are limited to the specific system applications rather than shared with the building model. Likewise, innovations in fire alarm drafting technology allow designers to build systems that can automatically assign network addresses to devices, calculate voltage drops, perform battery calculations, and prepare riser diagrams. Such tools bring in a great deal of automation and reduce the risks of human errors, but remain underutilized as they are system-specific.

BIM, on the other hand, allows inter- and intra-system knowledge transfer. Thus, the designer’s ideas and concepts get transported to the other stakeholders in the same way as he or she intends it to be. This means that BIM allows the visualization of the project model in a collective manner. This actually translates to the fact that everyone is aware not only of the locations of fire alarms, sprinklers, and smoke detectors but also of their exact dimensions, operating conditions, and other such technicalities. This helps, in the longer run, in proper maintenance of all such systems and gadgets. Also, it enables maintenance staff to respond quickly in cases of repairs and emergencies as the model allows visualization of the entire construction from all possible angles. Thus, when fires are caused by short circuits or other events, not only do the fire dousing operations get activated immediately, but the rescue teams also have enough time to plan their operations as the source, the magnitude, and the direction of the movement of the fire can be pinpointed exactly. This goes a long way in saving life and property because of enhanced emergency response systems.

Another important advantage of using BIM in the science of FP is that it allows easy upgrading of technology and replacement of defective parts. This is possible because the data is easily retrievable from the BIM of a construction and comprehensible. Maintenance staff need not waste time in investigating or researching about the existing technology because the information is already available to them. This saves a great deal of time as they can take on-spot decisions without being apprehensive of fatal errors.

The third importance of using BIM in FP is its ability to resolve clashes with other trades. Thus, during the designing process, it is easy to identify whether the sprinkler system or the fire alarm circuit is passing through an HVAC duct or a water pipe or any other such utility systems. Also, it makes it easier to connect the sprinkler system to the plumbing system so that there is a steady availability of water and the sprinklers are functional. Similarly, BIM helps to connect the fire dousing systems like fire hose cabinets (FHC) to be connected to the plumbing system. These may not be used frequently but have to be maintained regularly to ensure usability during emergency situations. For very large buildings with large floor areas and numerous levels or floors, BIM comes in handy to find out their exact coordinates.

All these advantages of using BIM are gradually altering the approach toward building design and planning. The Pinnacle Story

The Julphar project was the most challenging project ever undertaken by Pinnacle and the challenge was extenuated by the brand reputation and the immensity of the stakes involved. Pinnacle did not shy away from the challenge because of its trust in Autodesk – the company that provides the technological backup to ‘the BIMmer’. And for this project Autodesk’s Revit 2011 was what exactly Pinnacle required.
The major challenge involved in the Julphar project was related to the fact that Pinnacle had to take care of the entire process from design development to CD set or shop drawing creation. The client had only provided scanned copies of hand-drawn sketches and from them we developed the 2D shop-drawings which totaled up to 60 sheets. Coupled with this were the continuous and exhaustive revisions that were made by the structural engineer from time to time and these went up to as high as seven.
Revit 2011
Revit 2011 helped Pinnacle to create the BOQ (Bill of Quantity), coordination, and shop drawings in 3D, that were later converted into 2D and submitted to M + W Group of Singapore.  This helped the partners from Singapore to clinch the deal at the tendering stage because Pinnacle had made it possible to do so with its highly accurate solution that proved to be the most cost-effective. Also, the icing on the cake was the value-added services of Pinnacle. These services not only strengthened the bond between Pinnacle and the contractor but also enabled the complex project to be completed with the greatest ease. Pinnacle’s value-added services included providing the hanging equipment elevation, duct/pipe/conduct elevation, and the input elevation for diffusers/grille/lights that were not mounted to the ceiling.
However, as Revit was a fairly new software that had been launched recently and since Pinnacle was using this for the first time, there were some initial difficulties that were encountered. For example, Revit could not generate the bill of quantity from the conventional format nor could it provide the individual lengths or areas of the pipe and duct fittings (Revit could only calculate the total area of the duct and the total length of the pipe). Thus, calculating the pipe length for the different areas like the pump room, building area, and the underground area was difficult. A similar difficulty was faced while calculating the total area of the damper. Also, neither did Revit possess sufficient tools for calculating the shuttering area that was also an important requirement from the client’s perspective nor was it possible to calculate the stair volumes.
These problems were solved primarily with the help of the add-ins that were developed by Autodesk or through the individual initiatives of our engineers who used some other features of Revit 2011. Again, the software made it easy for us to maintain the layer standard that was fixed by the client. Another smart feature of Revit 2011 was that it allowed auto updation of the cover sheet along with the 3D model. So, Revit 2011 not only provided us with accurate figures but also spared us the hassles of manual calculations and resultant delays.

In the end, Julphar was a job well done, showcasing Pinnacle’s skill and Autodesk’s technological innovation.

The Old Order Changeth Yielding Place to the New: Think Big; Think BIM!



Since time immemorial, civilization has progressed steadily by following a single principle—the principle of change. This change has, at times been rather sudden, forceful, and violent and at other times, it has worked slowly and steadily so that in the end, the tentacles of the change proved to be too strong to be ignored and avoided. Thus, while the extinction of the dinosaurs and other prehistoric life forms came as a sudden jolt that paved the way for humans to rule the roost on earth, the slow and steady change brought about by the spirit of science helped us to shed the ignorance of a life that was clouded by religious indoctrination. Although religion has not deserted us completely nor have we been rid of myth and superstition, yet it has ceased to exert the same asphyxiating influence on human beings as it did centuries ago.

Building Information Modeling, or BIM in short, has had a similar impact in the world of architecture and construction. Slowly and steadily it has emerged as an important tool that has replaced the tried and tested, but unusually long-lived, 2D design methodology.  When Douglas C. Englebart gave us an uncanny vision of the future architect in his paper Augmenting Human Intellect in 1962, he was little aware of the impact it would ultimately have.
Although it took almost 20 years for BIM to actually take shape and another 20 years to have a world-wide impact, it did prove true Englebart’s prognostication. This technology has revolutionized the construction industry like never before so much so that we can say from its perspective, “Think big; think BIM!”
